Marsden road, Mt Eden Bungalow Re-Roof
Residential Bungalow Re-Roofing in Mt Eden
This recently completed bungalow re-roof project in Mount Eden involved a full residential roof replacement across approximately 160m², delivering a stronger, safer, and more weather-resistant roofing system for the homeowner.
Like many older Auckland bungalows, this roof required more than just new roofing sheets. Once the existing roof was removed, our team uncovered significant deterioration in the timber roof structure beneath, requiring essential repairs before the new roof could be installed.
Structural Timber Repairs - Replacing Rotten Roof Purlins
During the strip-off process, we found extensive rot in several timber purlins. Roof purlins are a critical part of the roof framing system, supporting the roofing sheets and helping maintain overall structural integrity.
To ensure the new roof would perform correctly for the long term, we replaced approximately 35 linear metres of damaged timber purlins. This step was essential to restore the strength of the roof framing and provide a solid foundation for the new roofing system.
New Roofing Installation - COLORSTEEL® Maxam® Corrugate Roofing
Once the timber repairs were completed, we installed new roof underlay followed by premium COLORSTEEL® Maxam® .55 Corrugate roofing sheets.
COLORSTEEL® Maxam® is a high-performance pre-painted steel roofing product designed specifically for New Zealand conditions. It offers excellent corrosion resistance, long-term durability, and a clean modern finish that suits both traditional and contemporary homes throughout Auckland.
The .55 gauge corrugate profile provides added strength and resilience, making it a reliable choice for bungalow re-roofing and full residential roof replacements.
Flashing Upgrades for Improved Waterproofing
As part of the roof replacement, we installed new change-of-pitch flashing that had been missing from the original roof installation.
This is a critical waterproofing detail where two roof angles meet, helping direct water correctly and significantly reducing the risk of leaks over time.
Curved Bay Roof Replacement with TPO Membrane
We also replaced a lower curved bay roof section that required a specialised waterproofing solution.
This area was upgraded using custom COLORSTEEL® flashing to the leading edge, combined with a TPO membrane system installed on the upper section for a durable, watertight finish.
A Long-Lasting Result and a Happy Client
The finished result was a fully restored, structurally sound, and weather-tight roofing system designed to perform reliably in Auckland’s changing weather conditions for many years to come.
"The client was extremely happy with the final outcome - both the quality of the workmanship and the peace of mind that comes from knowing their home is protected by a professionally installed roofing system."

BUNGALOW RE-ROOFING FAQs
How much does a bungalow re-roof cost in Auckland?
The cost depends on roof size, pitch, access, materials, and whether structural repairs such as timber replacement or flashing upgrades are required. At Topline Roofing, we assess each roof on-site and provide a detailed, transparent quote that clearly outlines any possible structural issues, material options, and recommended solutions so there are no surprises during the project.
How long does a bungalow re-roof take?
Most bungalow re-roofing projects take several days to a few weeks depending on weather conditions, roof complexity, and structural repairs. We plan each project carefully around weather and site conditions, and we keep clients updated throughout the process so timelines are clear from start to finish.
Do you need to replace timber purlins during a re-roof?
Not always, but if purlins are rotten or damaged they should be replaced to ensure the roof is structurally sound and performs correctly long-term. At Topline Roofing, we always inspect the underlying structure once the roof is removed and carry out any necessary timber repairs before installing the new roofing system.
Is COLORSTEEL® Maxam® good for older Auckland bungalows?
Yes, COLORSTEEL® Maxam® is an excellent choice due to its durability, corrosion resistance, and suitability for New Zealand conditions. We offer a range of excellent roofing products available in NZ, including COLORSTEEL Maxam® for bungalow re-roofs because it provides a strong, long-lasting finish while maintaining a traditional corrugate look that suits character homes.
What is change-of-pitch flashing?
It is a waterproofing detail installed where two roof angles meet to properly direct water flow and prevent leaks. At Topline Roofing, we ensure correct flashing design and installation is included in every re-roof, because small detailing like this is critical to preventing long-term water ingress issues.
How are curved bay windows or curved roofs re-roofed?
Curved bay roofs and bay windows require specialised detailing because standard roofing sheets cannot be formed around tight curves without proper system design.
At Topline Roofing, we typically rebuild these areas using custom flashing work combined with membrane systems such as TPO, or carefully formed COLORSTEEL® flashing solutions. This ensures the curved section remains fully watertight while integrating cleanly with the main roof structure.
Each curved bay is assessed individually, as correct waterproofing and detailing are critical to preventing long-term leaks in these complex roof areas.
