Residential Bungalow Re-Roofing in Mt Eden, Auckland
This recently completed bungalow re-roof project in Mount Eden involved a full residential roof replacement across approximately 160m², delivering a stronger, safer, and more weather-resistant roofing system for the homeowner.
Like many older Auckland bungalows, this roof required more than just new roofing sheets. Once the existing roof was removed, our team uncovered significant deterioration in the timber roof structure beneath, requiring essential repairs before the new roof could be installed.
Structural Timber Repairs - Replacing Rotten Roof Purlins
During the strip-off process, we found extensive rot in several timber purlins. Roof purlins are a critical part of the roof framing system, supporting the roofing sheets and helping maintain the overall structural integrity of the roof.
To ensure the new roof would perform correctly for the long term, we replaced approximately 35 linear metres of damaged timber purlins. This step was essential to restore the strength of the roof framing and provide a solid foundation for the new roofing system.
New Roofing Installation - COLORSTEEL Maxam® Corrugate Roofing
Once the timber repairs were completed, we installed new roof underlay followed by premium COLORSTEEL Maxam® .55 Corrugate roofing sheets.
COLORSTEEL Maxam® is a high-performance pre-painted steel roofing product designed specifically for New Zealand conditions. It offers excellent corrosion resistance, long-term durability, and a clean modern finish that suits both traditional and contemporary homes throughout Auckland.
The .55 gauge corrugate profile provides added strength and resilience, making it a reliable choice for bungalow re-roofing projects and full residential roof replacements.
Flashing Upgrades for Improved Waterproofing
As part of the roof replacement, we also installed new change-of-pitch flashing that had been missing from the original roof installation.
This is a crucial waterproofing detail where two roof angles meet, helping direct water correctly and significantly reducing the risk of leaks over time. Proper flashing installation is one of the most important aspects of a high-quality roofing job.
Curved Bay Roof Replacement with TPO Membrane
We also replaced a lower curved bay roof section that required a specialised waterproofing solution.
This area was upgraded using custom COLORSTEEL® flashing to the leading edge, combined with a TPO membrane system installed on the upper section. This created a durable, watertight finish ideal for the more complex roof shape and improved long-term weather protection.
